What is a renter?

A landlord, or lessor, is a natural or legal person who rents a home. The latter generally offer rental contracts with specific conditions.

Depending on the type of lessor, the rental contract may contain:

  • the duration of the rental,
  • a rental amount to be paid,
  • rules for the use and return of the rented property,
  • liability clauses in case of damage or loss of the property.

The different types of donors:
The individual owner
The private landlord rents a property in which he does not live. He is obviously looking for a tenant to benefit from an income paid monthly or annually. In the majority of cases, he takes care of the accommodation himself and prefers to rent his home to a quiet and uneventful tenant.
Often very suspicious, he always makes sure that the tenant is able to pay him his rent at the end of the month. Therefore, as a student, this type of rental company will surely ask you for a guarantee, it can be a legal or natural person.

  • The private residence
Often more expensive than CROUS public residences, private residences are managed by a private organization. They offer the comfort necessary to improve the student's life. In these residences, you will find sports halls, laundries, libraries, etc.
If you choose a private residence, you will be in contact with the reservation service. To do this, the student must provide their rental file, personal contact details and a guarantor.
  • Real estate agencies
Real estate agencies act as intermediaries between individual owners and future tenants. In fact, the private lessor delegates the rental of his property to a real estate agency.
With this type of renter, the tenants talk directly with the real estate agency and not the owner.
  • The CROUS
The CROUS (Regional Center for University and School Works) is a French public body responsible for providing services and benefits to students. As part of its missions, it allocates student housing in university residences. These accommodations are generally offered at advantageous rates compared to the private market.
  • Studely, the ideal guarantor for foreign students with rental companies

In order to finalize your student visa application for France, it is essential to include a document confirming your accommodation situation in France. In addition to administrative formalities, it is crucial for the student to have insured accommodation in order to study peacefully in France.

Fortunately, Studely offers the possibility of being a guarantor by providing a rental guarantee for your student accommodation. How does that work?

By subscribing to Studely's AVI (Irrevocable Transfer Certificate), you benefit from a rental deposit free of charge. This document attests to the presence of deposits of funds in your Studely account, thus offering a guarantee to the lessor.
